How to Fix and Prevent Leaking Windows

Leaking windows are a common occurrence in older homes due to factors such as wear and tear, structure settling, and weather conditions. They can be the result of broken glazing seals, damaged window frames, and other factors.

This is most common with older windows but can also occur with new ones as well. New windows Newmarket can be susceptible to leakage due to problems that arise from the installation, maintenance, and overall house design.

Read on to find out more about window leak repair and how to prevent future leaks.

How to Fix Leaking Windows

There could be a variety of reasons why your windows are leaking. The fix could be as minor as replacing the window stripping. Or, in other cases, you may need to replace or rebuild the rotted wood in the walls and then replace your windows.

Following are some possible DIY fixes for leaking windows:

  • Inspect the gasket between the window glass and frame. Use clear silicone caulk to reseal the window glass to the gasket.
  • Check to ensure that the window sill at the bottom of the frame is pitched downward so that water pitches to the outside.
  • Remove any dirt, debris, etc., from the weep holes in the bottom of the frame using, s small wire. This prevents water from coming inside.
  • Strip any damaged caulking. Clean the window frame before re-caulking.

If none of these fixes work or the window leak is affecting the wood structure, it may be time for full-frame window replacement. Call your windows company for an in-home evaluation.

How to Prevent Leaking Windows

Despite the fact that most new windows are virtually maintenance-free, they still require some upkeep to remain in proper working condition. Following are some tips to help prevent window leaks.

  • Inspect the outside caulking to ensure that there is a continuous seal. Repair and replace any caulking to prevent future leaks and air drafts.
  • Check to ensure that the drainage channels of your operable hung or slider windows are free of leaves, dust, dirt, and other debris. This can block the natural flow of water causing it to pool and then leak.
  • Water leaks can also result from water entering through siding, chimney, or roof areas. The water follows a path along wall studs or ceiling joints until it meets the window frame, causing an inside leak. Inspect the caulking around your chimney, exhaust pipes, and fireplace. Make sure that there are missing or damaged shingles from your roof. Ensure that the siding is secure.

Unfortunately, window leaks can occur even with proper care and maintenance. Seek the advice of a professional window company to help you locate the source of the leak as well as the extent of the damage.
