Toronto’s housing runs from 1880s brick rowhouses in Cabbagetown to post-war bungalows in Scarborough and new infill in Midtown. Each needs a different approach to replacement, and our crews work across all of it: the old City of Toronto, East York, York, Etobicoke, North York and Scarborough.

Recent Toronto work includes a window and patio door project in Kensington Market, a careful retrofit in Cabbagetown, glass unit replacement in Rosedale, a black-on-black upgrade in Chaplin Estates and a 19-window home in High Park North. For borough-level detail, see our Etobicoke, North York and Scarborough pages.

Replacing Windows in Toronto Homes

The right window, and the right way to install it, depends on when the house was built. Here is what we see most often across Toronto.

Home type Common in What usually fails What we typically recommend
Victorian and Edwardian rowhouses and semis (1880s–1910s) Cabbagetown, Riverdale, The Annex, Parkdale Tall wood sashes that rattle, rotted sills, windows painted shut Double-hung or casement units with exterior grilles to keep the street look; full-frame install where sills are rotted
Interwar detached homes and semis (1920s–1940s) Leaside, East York, the Danforth, Bloor West Village Original wood windows behind aluminum storms, drafty leaded or stained glass Casement or double-hung replacements in the same openings
Post-war bungalows and backsplits (1950s–1970s) Scarborough, North York, York, Toronto Aluminum sliders with failed seals, condensation, cold basements Vinyl casement or slider retrofit; egress windows for basement suites
Townhouses Liberty Village, Leslieville, Midtown Fogged sealed units, worn patio-door rollers Glass unit replacement where frames are sound; new patio door where rollers and tracks are worn
Newer infill and custom builds Midtown, Leslieville, The Junction Owners want slim black frames and larger openings Aluminum or black-exterior vinyl in fixed and picture combinations

Windows Crafted for Your Home in Toronto

Windows for Every Room in Your Toronto Home

Every window below is built to order in our own factory and sized to your existing openings, whether that is a narrow Victorian sash or a wide post-war picture window.

Vinyl and Aluminum Replacement Windows in Toronto

Most Toronto homeowners choose vinyl. Our vinyl frames have fusion-welded corners, ENERGY STAR® certified glass packages, and hold their shape through Toronto’s freeze-thaw winters without painting.

Aluminum suits Toronto’s newer infill and modern renovations, where slim sightlines and large fixed panes matter more than the last bit of insulation. If you can’t decide, the consultant brings samples of both to your home.

6 Window and Door Problems We Fix Most in Toronto

Cold Air, Drafts & Rising Heating Bills:

Wind off the lake and Toronto’s freeze-thaw winters work old seals loose. In older brick homes, the gap between the frame and the masonry becomes a draft path once the original caulking dries out, and no thermostat setting closes it.

Noise:

Homes near the Gardiner, the DVP, the 401 or a streetcar line, and west-end homes under the Pearson approach, hear the city through their glass. Triple-pane or laminated glass with mixed pane thicknesses blocks far more sound than a standard double-pane unit; see our guide to STC ratings.

Condensation & Fogging:

Moisture between the panes means the sealed glass unit has failed. If the frame is sound, we can often replace only the glass unit, which costs a fraction of a new window.

Appearance, Renovations & Life Transitions

Toronto home inspectors flag failed seals and rotted sills, and buyers notice. Replacing windows before listing, or during a renovation while walls are open, avoids redoing finished trim later.

Health, Safety & Long-Term Damage:

Water that gets behind a failing sill can rot the wall framing and stain or damage the brick below. It shows up inside as peeling paint or soft drywall under the window.

Home Security:

Ground-floor, basement and laneway-facing openings are the usual weak points in Toronto houses. New units come with modern locking hardware, and entry doors can be fitted with multi-point locks.

Permits and Heritage Approvals for Window Replacement in Toronto

Replacing a window in its existing opening does not usually need a building permit in Toronto. Cutting a new opening, enlarging one, or adding a basement walk-out or egress window usually does, and so does work on structural walls.

Homes on the City’s heritage register, or inside a Heritage Conservation District such as South Rosedale, Cabbagetown or Wychwood Park, can need heritage approval before street-facing windows change. The City reviews whether new windows match the original style, proportions and sightlines, so we spec replacements that do.

How Much Window Replacement Costs in Toronto

On our recent Toronto projects, window-only jobs ran about $900–$1,650 per window installed, and the typical project came to about $8,500. The tables below show our current price ranges by window type and by room.

Full-frame (stud-to-stud) installs cost more than retrofits but are the right call when frames are rotted. Second- and third-storey windows on narrow semis can need extra equipment, downtown jobs may need a street-occupancy permit for the bin, and colours or grilles matched to an older home add to the unit price. See our full window replacement cost guide.

Energy Efficiency:
Lower Bills, Higher Comfort

North-facing rooms and homes on busy streets get the most from triple-pane glass. For most other Toronto homes, double-pane Low-E glass with argon gives the best balance of comfort and cost.

Maximum energy efficiency with three layers of glass, providing superior insulation and noise reduction for ultimate comfort.

Balance performance and value with double-pane windows, offering excellent energy efficiency and sound dampening.

Advanced Low-E coating technology reflects heat while allowing natural light, reducing energy costs in all seasons.

Enhanced insulation with argon gas between panes, improving energy efficiency and reducing heat transfer.

Our Service Process

How Window Installation Works in Toronto

Step 1: Consultation and design.

A consultant visits, checks frames, sills and the masonry around each opening, and recommends retrofit or full-frame for each window.

Step 2: Precise measurement.

Every opening is measured and recorded in our ordering software, so the factory builds to the exact size.

Step 3: Manufacturing.

Your order goes straight to our factory, where frames are cut and fusion-welded on automated lines.

Step 4: Professional installation.

Most Toronto homes take 1–3 days. On tight downtown lots and semis we plan bin placement, laneway access and interior protection before the crew arrives, and we clean up before sign-off.

Most projects are completed within 4–6 weeks; rush orders and small jobs can be done in 1–2 weeks.

Variety in Style and Material

Door Replacement in Toronto: Entry and Front Doors

Toronto front doors take a beating: south-facing Victorian entries bake in summer, porch doors in the east end catch lake wind, and many older homes still have the original single-glazed door. We replace entry doors, sidelites and transoms as one sealed system, with steel or fiberglass slabs, decorative glass and ENERGY STAR® options.

Narrow semi and rowhouse entries often take a slimmer door or a single sidelite. The consultant measures the opening and recommends a size and configuration that fits it.

Seamless Indoor-Outdoor Living

Patio Doors for Toronto Homes

Toronto backyards are small and decks are often a step down from the kitchen, so sliding and tilt-and-turn patio doors are the most common choice. Bifold and stacking doors suit wider rear additions and new builds.

Exterior Door Prices in Toronto

Exterior Doors Vinyl patio doors Steel doors Fiberglass doors Storm doors Garden doors

Total Home installed 21 windows, a patio door, and a front door for us, and they did a great job. Vitaly offered a fair price and a high-quality product. The installation headed by Eugene and Said went smooth. Highly recommended.

An easy 5 star review for the Total Home Team. The quote, the timing, the efficiency, the communication, the window installation itself all went as planned. Nazar and the other installer were professional and quick. We only had budgeted for 5 windows and a door cut out and will use them again for the front door and windows, when the pocketbook allows.
We are very happy with our investment and the TH team.

Im very happy with my purchase of 10 windows from this company. The office was helpful in talking me thru my options and troubleshooting some design limitations. While i initially was disappointed that the installer could not provide larger sills on the wooden trim, in the end i am very happy with the updated look these windows give my home - inside and out!
Installers - Valery and Andre- worked consistently and politely thru completion. - an 11 hr and gruellingly hot day. - they left my home spotless. I am very happy with my double hung windows - i hope they last me a lifetime.

We are completely happy with our new exterior door, windows and garage door, as supplied and installed by Total Home.
Our project manager Eugene was excellent from day 1 through completion, explaining everything clearly, always responding same day to questions. He provided us references of other projects in our community - these families were all very happy, years later, with their installations and each said the best part of their experience with Total Home was the top notch service they received. We feel exactly the same. Every aspect of the project (Eugene) and the installations (Nazar) were excellent. We would not hesitate to recommend Total Home, Eugene and Nazar, and in fact we hope to have them back for future work.

Bumped up from 2 stars to 4 stars because of our sales rep Alex who took care of the matter.
_______________________________________________________________
We replaced a total of 7 windows, with one positioned at a height of 16ft. Some windows had marks. The installer told me it wasn't scratches and could be cleaned with a paper towel. However, the mark on the 16ft-high window is too noticeable, and we can't reach it ourselves, requiring high altitude equipment. We don’t mind to clean the other 6 windows by ourselves, but just the one at 16ft high. The installer could clean it in 10 seconds, but now, the 10-second task needs to be done by a cleaning service, which starting at a minimum of $250 for just one 16 ft window!!!!!

Secondly, after all the windows were installed, the installer was doing the final cleaning, clearing the small wood chips and dust on the floor. It's the 21st century, and I don't understand why a professional window company didn't use an industrial vacuum cleaner instead of a broom. The wood debris and dust were only around the windows area, but the installer roughly and quickly swept with the broom, spreading dust throughout the entire house. A considerable amount of dust floated around, and we had to leave the house for several hours before returning to clean. If the installer had used a vacuum cleaner, it wouldn't have generated such a large amount of dust in the entire house.

Finally, we don't mind and already told the installer which washroom that they can use. However, the issue arose after the installer completed their installation and removed the dirty cloth from the floor, but then returned to use washroom with dirty shoes that they had walked into our backyard, carrying a lot of mud on their shoes. With the matter of the case, it should never happened as a professional company.

We did shop around and ended up with three estimates several months ago when contemplating the purchase of new windows. Eugene made the choice to go with Total Home Windows and Doors a very easy one. He guided me through the endless choices with knowledge and patience until we came up with a perfect solution that is not only energy efficient, esthetically very pleasing, but also fell within our budget. Yesterday, Valerii and his amazing crew replaced 5 standard windows, a huge picture window in the living room, the back patio door, as well as our front door and screen door. They were all very courteous and professional. They worked so efficiently and left the house clean and tidy both inside and out. Val took the time to show me how all the different windows mechanisms worked and how easily cleaning them would now be. They did a fantastic job. I couldn't be happier. The house looks amazing! Toronto Window and Door Replacement FAQ

How much does window replacement cost in Toronto?

On our recent Toronto projects, window-only jobs ran about $900–$1,650 per window installed, and the typical project came to about $8,500. Window style, size, glass package and retrofit vs full-frame installation drive the price. See our window replacement cost guide.

Check four things: whether the company makes its own windows or resells them, whether its installers are employees or subcontractors, what the written installation warranty covers, and whether it can show you Toronto homes it has done. Total Home manufactures its own windows in Ontario and installs them with its own crews.

Yes. The City of Toronto’s Home Energy Loan Program lends up to $125,000 for energy upgrades including windows and doors, repaid through your property tax bill. Ontario’s Home Renovation Savings Program offers rebates on eligible ENERGY STAR windows, and Total Home offers its own financing. The federal Greener Homes Loan is closed to new applicants.

Usually not, if the new window fits the existing opening. New or enlarged openings, walk-outs and basement egress windows usually need a building permit, and heritage-designated homes may need heritage approval first.

A retrofit installs the new window inside the existing frame and is faster and cheaper. Full-frame, or stud-to-stud, removes the old frame entirely and is the right choice when frames or sills are rotted, which is common in Toronto homes built before 1950.

Most projects take 4–6 weeks from measurement to installation, because each window is built to order. Installation itself takes 1–3 days for most homes.

Yes. We spec replacements that match the original style, proportions and grille pattern, which is what the City looks for in a Heritage Conservation District.

Yes. We replace steel and fiberglass entry doors, sidelites and transoms, and sliding, garden, tilt-and-turn, bifold and stacking patio doors across the city.

All of it, including the old City of Toronto, East York, York, Etobicoke, North York and Scarborough. Our showrooms are in Vaughan, just north of the city line, and the consultant comes to your home with samples.
